The Department of Safety and Professional Services (DSPS) for the State of Wisconsin requires these six courses be completed to be a licensed agent in the state.
This course walks real estate professionals through the core responsibilities of buyer agency in Wisconsin, including required buyer agreements and pre-agency showings. It also covers key contract drafting concepts like deadlines, “time is of the essence,” and proper use of addenda. Agents will learn what happens when a deal falls apart, including default remedies, earnest money disputes, and how to handle cancellations correctly and ethically.
This course reviews real-world discipline cases and complaint trends from the Wisconsin DSPS, helping agents understand what can trigger an investigation and how to avoid common mistakes. It also covers important changes in Wisconsin real estate law and forms, including updates tied to buyer agency and pre-agency showing requirements. Along the way, it connects these legal updates to the NAR Code of Ethics so agents can stay compliant, protect clients, and reduce professional risk.
This course gives Wisconsin real estate professionals a practical breakdown of inspection and testing rules, including what licensees must disclose and how to handle defects that come up during a transaction. It also explains key anti-trust principles and what agents should avoid when it comes to commissions, cooperation, and competition in the marketplace. The course wraps up with a clear overview of Wisconsin fair housing protections, including protected classes, prohibited conduct, and how fair housing complaints are handled.
This course covers the essentials of federal and Wisconsin fair housing law, including protected classes, common discrimination practices, and what fair housing compliance looks like in real estate. It also breaks down how to advertise and market properties properly while avoiding misleading or discriminatory language. Agents will learn practical guidance on financing and appraisal contingencies, plus real-world risks to watch for like title and mortgage fraud.
This course helps Wisconsin real estate professionals better understand disclosure responsibilities, including how to identify and report defects, what qualifies as an adverse material fact, and when disclosures must be made in writing. It also breaks down how tax prorations work at closing and explains special assessments in a clear, practical way so agents can guide clients without stepping into legal advice. The course wraps up with important rules around personal transactions and self-dealing, including what must be disclosed when a licensee is buying or selling real estate for themselves.
This course helps Wisconsin real estate professionals understand what incentives are allowed in real estate transactions, and how to avoid issues like illegal fee splitting or misleading promotions. It also covers commission basics and practical dispute resolution options like mediation and binding arbitration to help agents reduce conflict and protect their business. Finally, the course clears up one of the most common sources of closing-day problems by explaining the difference between fixtures and personal property, and how to handle inclusions and exclusions correctly.
This course covers all aspects of buyer agency.
